I know literally hundreds of landlords who own properties in Somerville and most of them are in excellent financial positions, particularly if they have held onto the property for at least 5 years. Like Cambridge, Somerville is an extremely competitive market and you will likely need at least $1.2M or so to purchase a 2-family and $1.5M or so to purchase a 3-family. You will also need cash on hand for closing costs, holding costs, and updates, so the Somerville market is not for everyone. Somerville is cool in that there are multiple squares in different places from a price point and tenant pool POV. So there are parts of Somerville that are less expensive like East Somerville where you may be able to purchase a triple decker for as little as $1.3M and other parts of Somerville like Davis Square where you could easily pay $1.8M or more for a 3-family. If you are a buyer and thinking of purchasing a home in Somerville, MA, then you are buying into one of the coolest places to live in all of Massachusetts. Somerville at one point was called Slummerville, but Somerville no longer has that reputation. You have multiple squares, each with its own personality and cool things to do.
