When selling your Somerville condo, you need to understand the complexities of what type of building you are in. 1. Identify fixes and updates are worth the cost and which ones are not - taking into account return on investment AND your unique financial situation and what you are prepared to take on

2. Leverage their own network of top contractors to get the condo prepared in a way that looks excellent, in a timely manner, and at a fair price. Remember, not all contractors are OK working in the city, so you really want to work with a local agent who has a network of contractors ready to go.

3. Work with your HOA and potentially management company, to make the process smooth for all involved. A great list agent will make the process feel like things are smoothly running along when in reality, multiple dozens of tasks are being coordinated before, during and after an accepted offer. 

Finally, you want to work with a local agent that understands the Somerville condo market inside and out. The reality is, different pockets in Somerville provide different buyer types and different levels of interest. A 1 bed 1 bath condo being sold in Winter Hill will have a different set of buyers than a 4 bed 3 bath condo a block from Davis Square. Sometimes you can go one street over and a condo could be worth $100k more or $100k less.
