Major System Replacements
Many landlords in the areas I work (namely Cambridge, Somerville and Medford, Massachusetts) have older heating systems. It is not uncommon to go into the basement of a multi-family and see heating systems that are 30, 40 or even 50+ years old.
If you’re in this boat, you are not alone. And it can be very expensive to make a switch to a new heating system. Especially if you own a 3-family with 3 separate heating systems that are all on the older side. If you are in this situation, you want to be very careful with who you bring on for the job.
Having an excellent HVAC person to evaluate your unique scenario is critically important to ensure a few things:
First, just because your system is older it doesn’t mean it needs to be replaced. A qualified, ethical HVAC person should be able to tell you if you need to replace it OR if you can simply replace some lower priced parts OR if you don’t need to do anything at all. Do not assume just because your system is older that it needs replacing.
Second, if you do in fact need to replace your heating system, an excellent HVAC person will provide a fair quote for the work. They should also provide some level of warranty on parts and labor if anything comes up.
Third, you’ll likely want to build a relationship with this person so they can service your heating systems moving forward even after the install.
There are of course other scenarios where you will need an HVAC person - for example if you decide to transition from oil to gas OR if you want to add central AC to your units.
