Buying an Off-Market Investment Property
A frequent request I get from investors is to send them the off-markets. Why? There is a perception that off-market deals are the best deals out there since they have the least exposure of all properties.
While this can be true and I do occasionally find awesome off-market deals for my clients, understand that this isn’t always the case. Sometimes agents float properties off-market to see what kind of interest there is before they list on MLS. Otherwise, owners sell themselves off-market, in which case they frequently have unrealistic expectations around price.
Having said all this, I do have multiple approaches to finding and gathering off-market properties for my buyer clients. Below are a few:
I am a part of multiple agent-only groups, where we discretely share off-market properties with one another. Some of these groups are open to ALL agents, while other groups are only for high producing agents. Either way, these groups can be great resources for finding off-market listings for my buyers.
Next, I have a large network of other agents that know I take an investment-centric approach to all things real estate. So when those agents work with a seller who is open to an off-market sale, they will often approach me and give me the heads up. This is extremely beneficial as it means as a buyer client of mine, you may have access to a property that literally no one else does (or maybe just a handful of local agents have access to).
And finally, I have networked with well over 1,000 local landlords in Cambridge, Somerville and Medford. Sometimes I will have off-market properties to sell when selling off-market makes sense for one of my landlord clients.
