Lease Preparation Services
Lease preparation is extremely important and I proudly help all my landlord clients create leases for signature. The truth is, leases are one of the most important ways to protect yourself as a landlord AND ALSO one of the places where you can absolutely put yourself in a very bad situation.
For example, I believe one of the most important parts of any lease is the “notice to renew or quit section”. If you are reading this right now and you don't have this section in your lease, call me!
This section is important because each unit needs a certain amount of time to get rented each year. Generally, smaller units need less time - perhaps as little as 60 days. Larger units with more bedrooms could take around 120 days to get rented. The length of time to rent will also depend on the neighborhood and time of year. For some towns, there are specific times of year when the most tenants are looking.
If you don’t include this section on “notice to renew or quit”, you are significantly increasing the chances of a vacancy in your unit which ultimately will result in dollars lost.
There are dozens of small lease items like this that need to be inputted correctly to ensure you are fully protected.
On the flip side, I see a lot of owners decide to create their own leases off the internet. Or they might have an agent who is not well-versed in rentals draw up the lease. The result is often a lease that is completely illegal with language that you simply cannot include.
You might be thinking so what? I haven’t had any issues so far! Well, the challenge is when an issue finally comes up. If you have a dispute with your tenant about a particular issue and ultimately it becomes a legal issue, the moment the judge sees you’ve included illegal language in your lease, they could potentially throw out your entire lease, even if your original dispute was totally legitimate.
