Selling a Single-Family Home in Cambridge, MA

If you are looking to sell a single family in Cambridge, you need to know a few things. The first thing you need to know, is by default, your property is likely worth a lot more money today, than when you paid for it. Why? Between 2022 and 2024, no more than 112 single families were sold in any year and in 2023 only 84 single families sold in Cambridge.

So there is extremely little single family inventory hitting the market each year in Cambridge. So by default, there is going to be a ton of buyer interest for your property.

The next thing you should know is that in 2025 Cambridge passed comprehensive zoning reform. The result is that many single family homes in Cambridge that previously had a highest and best use to be sold “as is”, now are worth substantially more being sold for the development potential.

If you are thinking about selling a home in Cambridge, it’s important you work with a Cambridge real estate agent who understands the nuances of the Cambridge zoning changes AND understands how best to market your property, to maximize the resale price with the cleanest terms possible.
