Pre-Vetting Tenants
As a landlord, if you had a poor experience with a tenant in the past, you might be afraid of the vetting process. You might get into analysis paralysis as you review tenants that apply to your apartment.
I believe in being fair and reasonable when evaluating tenants and looking at their applications comprehensively. For me, a tenant application includes the following:
Current and former landlord references
A personal reference
Employer, job title, annual income,
Whether they have pets
Current address
TransUnion credit report with granular information like total debts, monthly payments, and 30/60/90+ day late payments.
Proof of income
Proof of ID (to ensure they really are who they say they are)
Rent-to-income ratio
