Buying a Single-Family Home in Medford, MA

If you’ve read my pages on buying a single family in Cambridge or Somerville, you may be feeling a little depressed. After all, only 192 single families sold in those two towns in all of 2024. And assume at least a third of them (if not more) are gut renovations or tiny 2 bed homes. That leaves very few single family homes that make sense for your typical owner occupant.

In comes Medford, where there is MUCH more inventory - in fact 212 single family homes sold in Medford in 2024. More than Cambridge and Somerville COMBINED. 

But it gets better - Medford single families are significantly more affordable compared to their Cambridge or Somerville counterparts. In fact, only 6 of the 212 single families in Medford sold for $1.5M+ in 2024 and only 1 single family in Medford sold for over $2M. 

For many buyers, you can get a great single family in Medford between $750k and $1M - an excellent value given how close Medford is to Cambridge, Somerville and downtown Boston. 

If you are a driving commuter, I think Medford has some of the best value in the area if you are focused on location, close proximity to cool stuff, excellent price per square foot, and solid finishes at a lower price point.
