Well let’s look at the data. In 2014, the average sold 2-family in Medford went for $564,000. In 2024 that number shot up to $1.09M, almost DOUBLING in a decade. 

Even still, the price points we see in Medford for investment properties are significantly lower compared to neighboring Somerville and Cambridge. This makes Medford ideal for first time investors and those looking to get into the market while maintaining really strong returns in an area that continues to trend upwards.

I love Medford because it now has access to the green line via the new Tufts green line extension as well as the West Medford commuter rail. In addition, Medford provides easy access to Rt 93, ideally for driving commuters. 

For many parts of South Medford or West Medford, you can expect really solid tenants, paying fairly similar rental rates compared to Somerville or Cambridge, but you’ll be able to purchase these investments for 20-35% less in Medford!
