This was a development project - I helped the developer purchase a 2-family in poor condition and worked with the developer to sell the condo about a year later. 

This unit required a lot of tough work as when the developer purchased the property interest rates were in the low 3% range and when we went to sell the condos, interest rates were in the high 6% range. The result was that sold prices for gut renovated condos came down substantially.

Despite market challenges, we were able to sell this unit for $1,132,000 a great price for the Gilman Square area of Somerville given the existing market conditions
